North Dallas Market Update: November 2026
If you've been watching the market from the sidelines, here's the honest read on where things stand in Frisco, Plano, McKinney, Prosper, and Celina heading into the holidays.
The short version
Prices are mostly flat, with a few spots softening. Homes are taking noticeably longer to sell than they did a year ago. And mortgage rates just gave us a small break, dropping three weeks in a row. None of that is a crash, and none of it is a frenzy. It's a market that rewards people who know what they're doing.
What prices are doing
Using Redfin's three-month median sale prices through roughly September:
Frisco is the one that's moved the most. The median is sitting around $650K, down about 5% from the same stretch last year. That's not panic, but it's real, and it lines up with what I'm seeing in negotiations.
Plano and McKinney are basically holding. Plano is near $520K, up about 1%. McKinney is near $510K, down about 1%. Flat, in other words.
Prosper is still the price leader in the group with a median near $872K, essentially unchanged from last year.
For move-up sellers, the takeaway is simple. Your home probably didn't lose a lot of value. But it also isn't gaining much right now, so the plan can't be "list high and wait for the market to catch up."
Days on market are the real story
This is the number I'd pay the most attention to. Redfin's August data had Prosper averaging about 84 days on market, up from 68 a year earlier. Celina was around 86 days. That's a big shift in how long sellers are carrying a home and how much patience buyers can afford.
Longer days on market means buyers are comparing more homes, asking for more, and walking away more easily. Sellers who price right and show well still sell. Sellers who test the market tend to chase it down.
Mortgage rates: a small break
Freddie Mac's weekly survey on November 5 put the 30-year fixed at 7.18%, down from 7.24% the week before. That's the third straight weekly decline. It's still about a point higher than this time last year, when it was around 6.22%, so affordability is tight. But direction matters, and right now it's moving the right way.
What this means if you're selling
Price for the market you're in today, not the one from two springs ago. Get the house ready before photos, not after the first price cut. The homes that sell in 30 days in this market look and feel move-in ready, and they're priced where buyers don't have to talk themselves into it.
What this means if you're a move-up buyer
You've got more leverage than you've had in a while. Price, repairs, closing costs, and seller-paid rate buydowns are all on the table. The bigger question is sequencing. With homes sitting longer, deciding whether to sell first or buy first is a real financial decision, and it's worth mapping out before you start touring.
Bottom line
This is a market for people with a plan. If you know your numbers and your timeline, there's opportunity on both sides of the deal.
