North Dallas Market Update - July 2026
If you've been sitting on the sidelines wondering whether now is the time to buy or sell in Frisco, McKinney, Prosper, Celina, or Plano, here's where things actually stand heading into the second half of 2026.
Rates eased up. The 30-year fixed averaged 6.43 percent as of July 2, down from 6.49 percent the week before and well off last year's 6.67 percent. That's a seven-week low, and purchase demand has been ticking up as a result. It's not a dramatic drop, but it's enough to change the monthly payment math for a lot of move-up buyers who have been waiting.
Inventory has built up, especially in Collin County. Frisco, McKinney, Prosper, and Celina have all seen more homes hit the market this year, largely driven by
new construction. That extra supply has taken some of the pressure off prices. In Frisco, the median sale price sits around $690,000, roughly flat to slightly down year-over-year, with homes going under contract in about 42 days and receiving 2 offers on average. McKinney's median is closer to $505,000, down about 3.4 percent from a year ago, with days on market stretching to 44 versus 39 last year.
Prosper and Celina are where the shift shows up most. Prosper's median sale price has pulled back to around $790,000, down double digits year-over-year, and homes are taking closer to 98 days to sell with only 1 offer on average. Celina tells a similar story: median price around $496,000, down about 11 percent from last year, with homes sitting on the market close to 92 days. Both cities have seen a wave of new construction, and builders competing for buyers has put real downward pressure on resale pricing.
Plano is the exception. With less new construction competing for attention, inventory there has actually contracted, homes are moving faster (around 37 to 43 days), and pricing has stayed closer to flat, with a median around $520,000 to $540,000.
What this means if you're buying. You have more selection than you've had in years, more room to negotiate on price and concessions, and a rate environment that's finally moving in your favor instead of against you. If you're a move-up buyer who's been waiting for the "right time," this is closer to it than anything we've seen since 2022.
What this means if you're selling. Pricing correctly from the start is not optional right now. Buyers have options, and they know it. Homes that are priced to the current market are still selling in 5 to 6 weeks. Homes that are priced for last year's market are sitting for three months or more and eventually taking a price cut anyway. If you're thinking about listing, get a real read on where your specific street and floor plan sit today, not where the neighborhood was a year ago.
Bottom line. This is a more balanced market than North Dallas has seen in a while. Not a crash, not a frenzy, just a market where preparation and pricing discipline separate the deals that close smoothly from the ones that drag on.
