Windsong Ranch in Prosper: What Buyers and Sellers Should Know Right Now
If you have spent any time looking at homes in North Dallas, you have probably heard someone mention Windsong Ranch. The community in Prosper gets talked about constantly, and there is a reason for it. Most people lead with the lagoon. That is fair. A 5-acre freshwater lagoon with three white sand beaches in the middle of a Texas suburb is something you do not forget once you see it. But the lagoon is really just the headline. What makes Windsong Ranch work as a long-term home purchase is the full picture.
The Community at a GlanceWindsong Ranch sits on 2,000 acres in Prosper, about 2.5 miles west of the Dallas North Tollway. It was developed by Tellus Group and has been built out over the past decade by some of the better production and semi-custom builders in the DFW market: Chesmar, Darling Homes, Drees Custom, Highland Homes, Huntington, and David Weekley.
The amenity package is genuinely one of the strongest in North Dallas. Beyond The Lagoon, you have The Commons, which includes a resort-style pool, lap pool, children's splash park, a cafe, and courts for tennis, pickleball, and basketball. There is also The Bridge, a newer event and gathering center with amphitheater-style seating and outdoor lawn space, plus a community garden, 18-hole disc golf course, mountain biking course, and over 30 miles of hike and bike trails across 600 acres of green space. A fourth amenity center called The Court House is still under construction and will add more racquet courts and a social beer garden space when it opens. This is a community designed for people who actually use their neighborhood, not just drive through it.
The Schools
Windsong Ranch is zoned to Prosper ISD. That matters. Prosper ISD ranks 38th out of 961 school districts in Texas, and several of its elementary schools rank in the top 2% statewide. For families moving up from a $600K to $700K home in Frisco or Plano, the school district is often one of the deciding factors that makes Prosper worth the price jump.
The Market Right Now

Homes in Windsong Ranch are currently priced from roughly $400K on the lower end up to nearly $3 million for larger custom builds. The median sale price in the community runs around $860K, with the average sale closer to $925K. Homes are taking around 60 days to sell on average, which reflects the broader Prosper market where inventory is up meaningfully compared to two or three years ago.
The wider Prosper market is sitting at about 800 active listings, up roughly 27% from a year ago. With 30-year mortgage rates near 6.5%, buyers are taking their time and scrutinizing value more carefully. That is not a bad market. It is a more normal market, which means pricing correctly and presenting well matters again.
For sellers inside the community, the strong neighborhood identity actually helps. Buyers who want Windsong Ranch specifically are motivated. The amenities, the school district, and the community reputation all support the demand side. The sellers who win are the ones who price to the current data rather than what a neighbor got in 2022.
