Inspection objections, appraisal gap language, repair credits, and possession timelines all affect your actual bottom line. The sellers who are winning right now are not getting lucky. They are working with agents who told them the truth about pricing from the start, who helped them prepare the home before it went live, and who had a real marketing plan beyond just putting it in the MLS and waiting.
